Services to facilitate the closing of a real estate transaction in accordance with the Offer to Purchase. Duties include communication with all parties to the transaction, preparation of closing documents, conducting the closing, collecting and disbursing funds and delivering legal documents to the Register of Deeds for recording.
Closing protection letters are available to lenders where we prepare the HUD, conduct the closing, and collect and disburse funds according to the lender's instructions.
Title insurance provides protection to the insured against loss or damage due to title defects. The policy is backed by the title insurance underwriter and serves as a written guarantee that the underwriter will undertake, at its expense, the defense of title in legal actions or proceedings alleging the title to be other than as insured. A policy of title insurance protects against future losses arising out of events that may have happened in the past. This includes mistakes in recording of legal documents, forged documents, undisclosed or missing heirs, liens, and fraud.
Hold and disburse escrow funds in accordance with a written escrow agreement.
Services to facilitate disbursement of loan funds to a title agency and/or sub-contractors in accordance with the disbursement agreement entered into between the lender, owner, and contractor. Includes search of title prior to each draw and collection of lien waivers.
We coordinate services to facilitate tax-deferred property exchanges as defined by section 1031 of the Internal Revenue Code.
Title search from the acquisition deed of the current owner forward, to provide current title vesting information for the owner, legal description and tax information, and disclose outstanding mortgages, liens and judgments.

Preliminary Title Search for Realtors (Search and Hold)
A preliminary search is made to disclose how title is held, and disclose certain easements, restrictive covenants, and related title issues affecting the property. We are able to provide copies of the tax printout, map from real property listing office, and copies of pertinent title documents.
